The name "M Streets" was born in Dallas' Greenland Hills Addition in the 1920s, but it's come to be applied to a larger area.

I first became interested in M Street homes because of the charm of the architecture. If you can't tell the difference between a Craftsman and a Tudor, let me tell you about the architectural styles common to the area.

Ready To Make Decisions?

In the old days before I became a REALTOR®, I would shun contact with real estate agents. I remember driving through neighborhoods with my wife, looking for open houses to visit. When we saw an attractive-looking house, we wouldn't go inside unless other potential buyers were in there. We didn't want to be alone with the real estate agent. We wanted to get in and out quickly, before the agent could corral us and give us his "sales pitch."

It's not that we didn't want to buy a house. It's just that we weren't ready yet to confide in anyone. We didn't know exactly how much we wanted to pay, which neighborhood we liked best, or what compromises we were willing to make. The way we saw it, if we talked to a REALTOR® he would force us to make decisions, whether we wanted to do so or not. So we had to stay away from him.

I've been a real estate agent now for more than 20 years. I've interacted with thousands of people who behave just like I did all those years ago. They are not ready to accept my help because they are not ready to make decisions.

I accept the fact that a home buyer has to go through this stage in a home search. It's to be expected. It's human nature.

Meanwhile I continue to preview the inventory in my neighborhoods. I keep up to date on the mortgage market. I keep on honing my negotiating skills. Because tomorrow I will meet a buyer who has reached the point where he is ready to make decisions. He will be ready to accept my help. And I am committed to giving him the good help he needs to make the best decisions possible.

Ask A Texas Realtor®

It's easy to get discouraged about the Texas real estate market if you listen to the national media. Turmoil in California, Nevada, Arizona, and Florida is driving the overall national statistics to dismal levels.

Texas is not doing so badly in my experience. The Texas Association of REALTORS® agrees with me. They have set up a web site at Ask A Texas REALTOR® to (in their words) tell the truth about the Texas real estate market. Are they giving us the straight scoop or being overly optimistic?
